Liquidity Risk

Real estate is an illiquid asset class. While OKBUILD facilitates a secondary marketplace for fractional shares, there is no guarantee that you will be able to exit your investment at your desired price or timeframe. You should only invest funds you can afford to leave committed for the projected investment term.

Developer / Construction Risk

For off-plan properties, construction delays or contractor defaults are possible. OKBUILD mitigates this through rigorous developer vetting, escrow arrangements, and construction completion bonds, but cannot eliminate this risk entirely.

Regulatory Risk

Changes in Nigerian real estate law, taxation policy, or financial regulation may affect returns and platform operations. OKBUILD actively monitors regulatory developments and maintains compliance with all current laws.

Currency Risk

For USD-denominated properties, the NGN/USD exchange rate at the time of investment and exit may affect your effective returns in Naira terms. Exchange rate fluctuations are outside OKBUILD's control.
